General Questions About Your Stay:
What makes your B&B different from other B&B's in the area?
First of all, we have a ranch-style, one-story house. No stairs to climb and no one walking around overhead. Second, we do NOT have antiques and doilies at our B&B. Our focus is on comfort and creating a homey feeling for our guests. Lastly, there's us! We want all of our guests to feel as though they are visiting friends or family when they stay here. No one will work harder to make sure your every need is met and your stay memorable.
Are there private bathrooms in each of the B&B rooms?
Yes. Every guestroom at the B&B has it's own, private bathroom.
Are there any rooms with bathtubs?
We have one room with a two-person, Jacuzzi soaking tub in addition to a separate, walk-in shower (Plantation Guestroom). All of our other rooms have walk-in showers.
Do you have mountain views?
Yes. Both our B&B and Cottages have views of the entire Balsam Mountain Range. The pictures on this page are both taken from the back patio of the Inn. Our Cottage guests are also welcome to share the back patio of the Inn with our B&B guests.
How is breakfast served?
At the B&B, we serve all our guests at 8:30am and it is included in their room charge. If an in-room breakfast is ordered, we serve at 9:00am. Our Cottage guests can order breakfast in advance, for an additional fee, and opt for either an 8:30am or 9:00am service. Our breakfasts are three courses starting with a bread dish (muffin, scone, roll, etc.), followed by a fruit dish and finishing with the main entree. We alternate sweet and savory dishes from day to day. Our menu for the week is posted in each Cottage, as well.
Are there TV's in each room?
Yes. Every guestroom has a flat-screen, LED TV. Our Palms Room has a 46" screen for avid sports enthusiasts. Each Cottage has a 50" Smart TV capable of streaming Netflix, Amazon Prime Videos and more!
Do you have Air Conditioning and Heat?
Yes. Each B&B room is equipped with a Mitzubishi Mini-Split system. They are whisper quiet because the compressor is outside. They provide both heat and air-conditioning to your desired temperature. You do not have to share your comfort level with anyone else at the Inn. Our Cottages have a separate central heat and air-conditioning system for each Cottage.
Are there stairs to climb at your Inn?
We have three half steps onto the front porch of the B&B. After that, we have no other steps at our Inn. It is a ranch-style house all on one level. The Cottages have seven full steps up to the front porch. Once up those steps, all of the Cottage building is on one level with no additional steps.
Is smoking allowed on your property?
North Carolina is a clean air state. That means that no smoking is allowed inside any public building, including our Inn and Cottages. We do allow smoking on our fireplace deck and on the front porch of our Cottages. No smoking is allowed on the back patio of the Inn or the breezeway of the Cottages.
Do you have parking on your property?
Yes. We have a parking lot adjacent to the Inn for our B&B guests that can hold up to six cars. The Cottages have a designated parking lot as well that can hold up to two cars.
How close is your property to downtown Waynesville and other things to do?
We are located a little over one mile to downtown Waynesville. We are also located across the street from The Waynesville Country Club for golfing. The Blue Ridge Parkway is only four miles away for great hiking trails. Asheville and Cherokee are both only 25 miles away for easy access to The Biltmore Estate and Harrah's Casino.
Is dinner included in your room price?
No. But we DO offer an add-on Intimate Dinner for Two option that includes a bottle of wine from our wine cellar for only $125. Our dinner consists of four-courses and can be ordered when you make your reservation. We will send you a menu to make your selections, as well as choosing the date and time you would like to dine. This dinner option is available to both our B&B and Cottage guests. (48 hours notice is required)
Are there refrigerators in your rooms?
Yes. Each of the B&B rooms has a dorm-size refrigerator and our Cottages have a full-size refrigerator.
Staying at the Inn vs. Cottage Rentals:
What is the difference between staying at the Inn and the Cottages?
When opting for a stay at our B&B (the Inn), your room price includes breakfast, a late-afternoon snack, sodas, bottled water, coffee/tea, access to our 250 DVD movie library and maid service each day. Cottage rentals are for those looking for more privacy and flexibility during their stay. Sleep in late, have breakfast when you want, have more private time together and no need to go out to eat every day of your stay. The price includes a starter kit of toiletries and cleaning products, as well as sheets, blankets and towels. Depending on your length of stay (3 night minimum), you may need to get more of these items for your use. In addition, you have a fully-equipped kitchen and washer/dryer. The Cottages also have a common breezeway with outdoor grill, dining and casual seating to enjoy your mountain views.
What's the advantage of staying at your Cottages versus a cabin up in the mountains?

We like to think of our cottages as a hybrid between staying at a B&B and renting a cabin. You get the best of both worlds. Access to B&B amenities and services with more of the privacy and flexibility of a cabin rental.
Weddings & Events at Brookside:
What is the difference between the Elopement and Intimate Wedding Packages you offer?
The Elopement Package includes a ceremony with just the couple being married. It's perfect for those who want a private, personal ceremony without all of the expense and fuss of a larger event. It truly is for elopements! The Intimate Wedding Package is for those wanting a few friends and family with them to celebrate their special day.
How many people can I have at my Intimate Wedding?
We specialize in providing small weddings with no more than 25 people, including the couple being married.
Can I have a wedding at Brookside without renting all of the rooms?
Yes, but only for an Elopement wedding. Due to our small size, an Intimate wedding would be too intrusive and disruptive to others staying at the Inn. The cottages are not required to be part of your whole-house rental as they are separate from the Inn. By booking the entire Inn, you have much more flexibility regarding the structure, timing and content of your special day.
What is the cost of a wedding at Brookside?
Our Elopement Package starts at only $550-$650 and our Intimate Wedding Packages start at $2,330-$2930, depending on the time of year. Also, we have amenities and services that can be added to enhance your special day. See our wedding page for more details.
Can I arrange a small gathering for an event other than a wedding at Brookside?
Absolutely! We can host small parties for birthdays, anniversaries, baby showers, bridal showers, group luncheons, etc. The price for these events varies based on what amenities and services are requested.
